Residential Transition Loans (RTLs) are short‑term, business‑purpose loans used by real estate investors to purchase, renovate, build, or reposition non‑owner‑occupied residential property. They are commonly used for fix‑and‑flip projects, bridge financing, or ground‑up construction. RTLs are asset‑based, typically interest‑only, and designed to be repaid through sale or long‑term refinance once the project is complete.

Because RTLs are business‑purpose loans, they are not consumer mortgages and do not follow TRID or ATR/QM rules. Underwriting focuses on the property’s after‑repair value (ARV), the renovation plan, and the investor’s exit strategy. Renovation funds are usually released in draws as work is completed.
