The truth about buying in NH right now

Everyone has an opinion on whether now is a “good” time to buy. Your coworker, your cousin, the internet… everyone’s got a take.

The truth? It depends. Here’s my take on buying in NH right now.

What I’m hearing every day:
• “Rates are too high — I’ll wait until they drop”
• “Prices have to come down eventually… right?”
• “I’m just going to sit this out until things calm down”

On the surface, that all sounds reasonable. But let me tell you about Joe.

Last year, Joe was actively looking in the Concord area — budget around $350K–$400K. Nothing felt quite right. The market was frustrating, inventory was tight, and he decided to wait it out. Totally understandable.

And honestly… who would have known? A lot of people made the same decision Joe did at the time.

Fast forward to today. Those same houses he passed on? They cost more per month now. And in the meantime, his rent went up.

It’s a tough market — but Joe’s story isn’t unique and it’s not over! He’s back in the market and soon he’ll be a homeowner.

Here’s what I’m actually seeing here in NH:
• Inventory is still tight — especially in the $300K–$500K range
• Homes that are priced right are still moving quickly
• Buyers who are prepared are getting deals done
• And despite what people hoped… prices haven’t meaningfully dropped in most areas

The “perfect time to buy” that everyone is waiting for? It hasn’t shown up — and there’s no clear sign it will.

Buying right now does make sense for:
• People with stable income who are planning to stay put for a while
• Buyers who understand they may be able to refinance later if rates improve
• Anyone who is financially ready and tired of sitting on the sidelines waiting for a “perfect” market that may not come

These are the buyers who are winning right now.

And I’ll say this — the REALTORS I work with in this market are a big part of why my buyers are closing. They know how to position an offer, they communicate, and they get their clients to the finish line.
